We are a
specialist conveyancing firm acting for all major banks, Absa, First
National Bank, Nedbank, Standard Bank and Investec. We also act for clients
referred to us by various estate agents with whom we have long established
relationships and for private buyers and sellers.

Both our conveyancing and
accounts departments are fully computerised and electronic links are in
place to enable us to receive instructions from the banks
electronically. All payments are done via electronic banking and
reporting by e-mail.

Our relationship with the
banks often ensures a “one stop shop” for buyers and sellers avoiding
delays and ensuring that both bond and transfer documents can be signed
at the same time. When doing a transfer we are generally also
instructed to do the bond and bond cancellation.

We are willing to see
clients at their homes or offices and at their convenience.

Independent consultants are
employed to expedite the issue of Rates Clearance Figures and
Certificates from Town Councils and to resolve any queries regarding
these accounts.
Conveyancing
Process
Part 1 -
(Approximately Two to Four weeks)

Transferring Attorneys are
appointed and instructed
-
Cancellation figures
requested by Transferring Attorneys from existing bondholder
-
Rates and electricity
clearance figures requested from the relevant Town Council
-
Bond finance is arranged
for Purchaser. Bonds are often approved within 48 hours, but the Bond
instruction to Attorneys from the banks may take from two days to two
weeks depending on the bank.
Part 2 –
(One to Two weeks)

As soon as instructions
have been received documents are drawn up and clients are requested to
sign

Attorneys costs are
requested from Purchaser. Once payment has been received, the Receiver
of Revenue and Town Council are paid and the necessary receipts
obtained.

Guarantees are furnished to
the Attorneys attending to the cancellation of any existing bond and
Consents to Cancellation are signed.
Part 3 –
(Two weeks)

Once the documents have
been lodged at the Deeds Office, the registration of the property takes
approximately 10 to 15 working days.
The entire above process takes
on average between 6 – 8 weeks.
A quote or pro forma invoice
for bond and transfer costs may be requested from any one of our paralegals
and will be emailed forthwith.
